Diary of a project 2
November 16th, 2007 by NatashaA lot has happened since my last post in the ‘diary’ series. Ms A has found a property (actually I think we are at property number 3!) and nearly has the lease negotiated (after numerous discussions with her accountant, lawyer and finance consultant). Ms A is in contact with the local council and will require planning approval together with a ‘change of use’. Once we have drawings priced and finalised we will need to get a building license, too (also called a construction certificate)
From a design point of view, I have met one of my project managers onsite to guage an estimate of costs. Costing is always a difficult area and I must admit we are constantly surprised at how much things are at the moment (due to how busy trades are). I have completed my drawings for the council submission and have met with Ms A’s graphic designer regarding the signage. We have had to upgrade the toilet facilities to accomodate disable access and ensure the space has the right ratio of designated areas for car parking (this particular local council bases it’s parking requirments on a square metre rate - some base it on the number of practitioners)
All of these things take time - Ms A is aware that we will not be able to start construction until the new year as council approval will take a couple of months. Not only that, most trades have been booked up since about October until Christmas (and some even well into the new year).
Ms A will be submitting the package into council in the next couple of day - so we wait! In the meantime, I can start looking at more details required.

Natasha, getting premises is such a hurdle for a new business. Local government could certainly help make it easier.
